Foundation Parging
Parging is the cement coating on the exposed part of your foundation, between the ground and the brick. Road salt, freeze-thaw, lawn equipment and rain splashing off the ground all hit it first, so it is usually the first part of a house to fail.
Why parging falls off
Most failed parging we remove was a single thin coat over a dirty wall. We take off anything loose, wash the wall, apply a bonding coat, build the base coat to 8 to 10 mm, add a 3 mm finish coat, then seal it.
How the job runs
Most parging jobs take one to three days.
- Inspection. Sound the foundation, mark loose areas and find where water is getting in.
- Prep. Remove loose material, wash the wall, cut out and fill cracks.
- Coats. Bonding coat, base coat to full thickness, then the finish coat.
- Seal. Breathable sealer, clean-up and a walkthrough.

How long does parging last?
Twenty years or more over a bonded, full-thickness base. A single thin coat usually fails within two or three winters.
Can you parge over old parging?
Only if the old coat is sound. Anything hollow or loose comes off first, because new parging over a failing coat fails with it.
Will it stop water in my basement?
It stops water coming in through the exposed foundation. If water is coming from below ground, we will tell you at the assessment and point you to the right fix.
